 What apartments are available and when?

When and how can I schedule a viewing?

All of our units are currently occupied.  In order to respect our residents we need 24-48 hour advance notice. Please look through our floor plans and pricing  and contact us regarding your timing and budget.  We will schedule a showing taylor made for you and your needs.

As a Resident, what utilities am I required to pay?

  • Residents pays for Electric and Water, through the City of Ames.
  • Landlord pays for Direct TV(basic package), Internet (ICS 6 mbs), Trash, Lawn Care and Snow Removal.
  • Memberships to Ames Racquet and Fitness Club are available for $214 for each condo.

 

Do you allow pets? If so what are the fees?

We allow pets on a case by case basis and they all need to be pre-approved by Management. We only allow pets in certain condos.

A non-refundable fee of $200 with a pet application is turned in upon approval of pet. A monthly pet fee of $50 for dogs/$70 for additional dogs and $25 per cat.

We reserve the right to refuse dogs based on breeds and size.

 

Are washer and dryers included in each unit?

Yes! Each condo has their own washer and dryer.

 

How do I have maintenance taken care of in my condo?

Email me at crystalcoveames@gmail.com.  We will send a general maintenance person or a specific contractor should your “issue” require it!  We will make every effort to notify you prior to the arrival of a member of our maintenance team, however in circumstances where damage can occur with the passage of time, expect us ASAP!  Please remember that general maintenance (plunging toilets, placing only appropriate items in garbage disposal, changing lightbulbs, etc.) are the responsibility of the resident.  Should a repair be made as a result of tenant negligence, or caused by the direct actions of the tenant, that bill will be the responsibility of the tenant.

 

I will be late in paying my rent this month, what will happen?

Your rent is due on the 1st day of the month in accordance to your rental agreement. There is a five day “grace” period, however on the 6th of the month you’re rent is delinquent and a $100 late fee is charged to you.  Timely payment of rent is based on when our office receives your rent and not when you mailed it.  You will need to contact our office and speak with your property manager to make arrangements for paying your rent.

 

How do I give notice that I am leaving the property?

Per your Lease agreement, you are required to give notice, in writing, at least 30 Days in advance of when you wish to leave. The 30 Day period will commence the date our office receives your notice in writing.  A written notice is required for all residents looking for a sub-lessor and a $200 Re-Lease fee will be assessed. You are responsible for the duration of your lease until a qualified applicant is found and approved, a lease is signed, and a full deposit has been received.  Standard move out procedure will then be followed which includes scheduling a move out walk through with management.  Your deposit, less any charges, will then be mailed to you within 30 days of your move out.

 

How do I sublease my apartment?

Read the above “How do I give notice that I am leaving the property” in addition to the following:   All sub-leases are the sole responsiblity of the resident. We suggest using craigslist.com to advertise your apartment. We can also list it on our website. All showings will be done by resident. Applicant will submit a Rental Application (found on this site under the Apply Now Tab) and $30 fee per unrelated person to management who will run the application through the standard approval process. Management has the right to refuse any release from lease by current resident. You are responsible for your lease term until a qualified and approved applicant has been found, a lease has been signed, and a full deposit has been received. All sub-lease options will incur a $200 charge for breaking lease agreement. A check in that amount is to be paid to Crystal Cove LLC upon approval of sub-lessor.

I would like to re-sign the Lease Agreement. what will happen?

If you have not already been offered a Lease Renewal, approximately 60 days from when your Lease Agreement is due to end, please notify our office that you wish to re-sign another Lease. Upon owner approval, we will honor your request and send you a Lease Renewal Agreement for all parties to sign and date. The current rental rate cannot be guaranteed.
